Building a Home

Nieto Homes has built hundreds of SPEC and Custom homes in the Houston and Galveston Metroplex since 1995.

(Preconstruction)
Preconstruction allows you to select your home and all of the features, options or modifications you wish to include.  You will meet as often as needed with your sales associate in order to insure that all of your requests are understood and implemented.  Once the inspections are complete and permits have been issued we will begin the next phase of construction.

Pour – (Foundation)
As soon as your home’s initial plans pass inspection and receive the required permits, we will prepare the site you have selected for construction.  Necessary or unwanted trees are cleared, and leveling of the lot is completed.  The foundation begins with the installation of post-tension cables and rebar, along with underground plumbing as well as the construction of the foundation forms.  The slabs for the sidewalk and drive way are then poured.

As a builder focused on the local market, Nieto Homes understands the local building considerations of the soil conditions, integrity of the ground, and government requirements.  This phase normally takes between 1–4 weeks.

Frame
The frame is the skeleton structure of your home.  All Nieto Homes are constructed with superior quality wood frames.  Windows and fireplaces are placed in the frame and, in some cases, wall paneling.  This phase normally takes between 1–4 weeks.

Roofing
This step prepares the external portion of the home in order for Nieto Homes to begin construction of the internal elements, focusing on the roofing, and rough mechanical requirements of the home.  The roof decking and protective felt is completed and roof singles are then applied, as well as the exterior sheathing, and siding.  The internal plumbing is completed and the fire place is installed.  This phase normally takes between 1–4 weeks.

Electrical
This phase focuses on the brain, or working portion of your home.  All mechanical elements are installed, along with the electrical wiring, and heating and air conditioning components.  The exterior of the home is also primed to be painted.  If you’ve opted for any special security systems, or pre-wiring for your stereo and entertainment centers, installation takes place at this point.  This phase normally takes between 1–4 weeks. 

Brick
This step is involves the completion of the walls of the home.  The brick, insulation and dry-wall of the home are finished.  In order to insure efficiency, as well as your comfort, Nieto Homes uses high-level R13 rated insulation.  The garage door is also installed at this point, however we would not recommend parking in the garage just yet.  This phase normally takes between 1–4 weeks.

Painting
This is the just past the halfway point of the building process. We work diligently to complete the face of your home, including the texture, paint, stucco, property line fences and all major interior and exterior surfaces.  The doors of your home are also installed during this phase.  All of these finishing touches really help your house start to look like home.  The house is painted and stained, and any additional plumbing and electrical projects come to completion.  This phase normally takes between 1–4 weeks.

Fixtures
This is the point where the excitement really starts, and your incredible interior design skills become appreciated.  The time that you initially put in with your sales associate, selecting the look of your home really comes to light. You will begin to recognize the home you dreamed of.  We will install the faucets and sinks, mirrors, shower doors, tile, cabinets, light switches, towel bars, doorknobs and all of the small items throughout the home that really make the difference.

Cleaning
In order to protect your carpets and hardwood floors from mud, sharp tools or any other unwanted objects,  Nieto Homes waits until this final week to install the flooring.  Any minor changes or touch-ups also take place, such as drywall and paint.  Appliances are installed as well as the ceramic tiles.  The yard is sodded and landscaped, gutters are installed, as well as the electrical and gas meters.  We thoroughly clean the home and happily await your arrival.

Completed
At this stage the planning and patience have finally paid off as it is now time to do the final walk-through.  Upon your satisfaction all final paperwork is completed and our house becomes your home.  We’re sure that you will enjoy your new home, and appreciate your selection of Nieto Homes.
